This is an agreement which transfers the ownership rights of a condominium unit from

the seller to a buyer. This agreement contains numerous standard provisions as well as

customizable clauses. These customizable clauses include the address of the unit,

common areas, exclusions from sale, purchase price, deposit, closing date and

warranties. This agreement should be used by individuals or entities who want to buy or

sell a condominium unit.

CONDOMINIUM PURCHASE AND SALE AGREEMENT





This Condominium Purchase and Sale Agreement (the “Agreement”) is made and

entered into this____________ day of ____________________20_____, (the

“Effective Date”) by and between __________________________, residing at

____________________________ ________________________ (the “SELLER”), and

___________________________ residing at ________________________________

(the “BUYER ”).





1. CONDOMINIUM UNIT



Subject to the terms and conditions set forth in this Agreement, Seller agrees to sell and convey,

and Buyer agrees to purchase the following described Property with improvements and fixtures

thereon:



Unit No. (suite / apartment / townhouse no.) _________________ (the “Unit”)

Condominium No. ____________________ (the “Condominium”)

Building No. __________________

Street Address ____________________________________

City ___________________________

State __________________, more fully described in the attached Attachment A, annexed

hereto and made a part hereof



together with a _________% undivided interest in the common areas and facilities of the

Condominium and the exclusive right to use the parking space and storage area, if any, assigned

to the Unit (collectively the “Property”).



The Unit shall be as designated in the Declaration of Condominium Ownership (the

“Declaration”) of the Condominium, recorded in _____ [mention state] _________ or the By-

Laws of the Condominium.





2. FIXTURES



(a) The sale of unit includes all of Seller’s right, title and interest, if any, in and to



the refrigerators, freezers, ranges, ovens, built-in microwave ovens, exhaust fans,

dishwashers, washing machines, clothes dryers, cabinets and counters, lighting and

plumbing fixtures, chandeliers, air conditioning equipment, venetian blinds, shades,

screens, fire place screens, storm windows and other window treatments, wall-to-wall

carpeting, bookshelves, switch plates, door hardware and mirrors, television antennas,

satellite dish system and equipment, built-ins and articles of property and fixtures

attached to or appurtenant to the Unit, except those listed in sub-para. 2(b) (strike out

inapplicable items)



all of which are solely owned by Seller and are free and clear from any and all liens and

encumbrances other than those encumbrances (“Permitted Exceptions”) as set forth on Schedule

A annexed hereto and made a part hereof; and



(b) Excluded from this sale are:



(i) Furniture and furnishings (other than as specifically provided in this Agreement);

3. PURCHASE PRICE



(a) The purchase price for Unit and the Property is $________________ (the “Purchase Price”).

This Purchase Price is payable as follows:

certified or official bank checks.





4. EARNEST MONEY DEPOSIT
