This is an agreement which transfers the ownership rights of a condominium unit from
the seller to a buyer. This agreement contains numerous standard provisions as well as
customizable clauses. These customizable clauses include the address of the unit,
common areas, exclusions from sale, purchase price, deposit, closing date and
warranties. This agreement should be used by individuals or entities who want to buy or
sell a condominium unit.

(a) The sale of unit includes all of Sellerâ€™s right, title and interest, if any, in and to

plumbing fixtures, chandeliers, air conditioning equipment, venetian blinds, shades,
screens, fire place screens, storm windows and other window treatments, wall-to-wall
carpeting, bookshelves, switch plates, door hardware and mirrors, television antennas,
satellite dish system and equipment, built-ins and articles of property and fixtures

all of which are solely owned by Seller and are free and clear from any and all liens and
encumbrances other than those encumbrances (â€œPermitted Exceptionsâ€) as set forth on Schedule
A annexed hereto and made a part hereof; and
(b) Excluded from this sale are:
(i) Furniture and furnishings (other than as specifically provided in this Agreement);
