This Grant Deed is a legal document used to transfer title to real property from one person
or entity to another. It must contain the legal description of the property, the signatures of
the grantor and a notary's acknowledgement. This document covenants that the grantor
has the right to convey the property, the premises are free from encumbrances, and that
the grantor will defend the grantee from any adverse claims that may arise. Grant deeds
serve as written evidence property ownership. This document should be used by grantors
and grantees located in Alabama whenever title to property is transferred.

that the Grantor owns the above described property in fee simple absolute; that it has a good
right to convey; that the premises are free from all encumbrances; that the Grantee shall quietly
enjoy the above property; that the Grantor and its heirs and all persons acquiring any interest in
the property granted, through or for the Grantor, will, on demand of the Grantee, or its heirs or
assigns, and at the expense of the Grantee, its heirs, or assigns, execute any instrument necessary
for the further assurance of title to the premises that may be reasonably required; and the Grantor
and its heirs will forever warrant and defend all of the property so granted to the Grantee, its
heirs, and assigns, against every person lawfully claiming the same or any part thereof.
