This Warranty Bill Of Sale is an agreement that transfers ownership of an asset or property
from a seller to a buyer. The seller warrants to the buyer that he or she has the full
authority to sell and transfer the property, and the property is free of all liens and
encumbrances. Furthermore, the seller warrants that he or she will defend the buyer from
all adverse claims relating to the property. This bill of sale contains the material terms of
the agreement and may be customized to address the specific needs of the contracting
parties. This document should be used in a transaction between a buyer and seller located
in West Virginia where the seller warrants the property being sold.

BE IT KNOWN, that for good consideration, and in payment of the sum of

Seller further warrants to Buyer that he will defend, protect, indemnify and hold harmless Buyer
and its lawful successors and assigns from any adverse claim thereto.
