This Warranty Deed is a legal instrument that transfers real property from one party to
another and promises that title is good and clear of any claims. A warranty deed provides
the most protection to the purchaser because the seller warrants that he or she legally
owns the property, and that there are no outstanding liens or encumbrances against it.
This type of deed also guarantees title, which means the seller may be held liable for
damages if title is found to be defective. This document contains the standard provisions
commonly included in a warranty deed and may be customized to fit the specific needs of
the contracting parties. This deed should be used by sellers and purchasers of real
